Selecting
a Qualified Intermediary to facilitate your Section 1031 Exchange is a
very important issue for you, but it should not be a complex matter.
You must ensure that (i) your exchange funds will held safely so they
will be available to you for the purchase of your Replacement Property;
(ii) The person who is assigned to close your exchange has the necessary
experience and background to recognize potential issues and to answer
your questions as well as those of your attorney or accountant; and
(iii) The fee for your exchange, including the interest paid to you on
your exchange funds, is reasonable and competitive.
Under the
Section 1031 rules, your exchange funds must be
held in an account established by the Qualified Intermediary. Beacon
Exchange Company has taken every precaution to ensure the security of
your funds, including:
1. Your
exchanges funds will be immediately deposited with a substantial and federally regulated financial institution to ensure safety
and liquidity.
2. Your
funds at all times will be held in an individual, dual signature
account. Your funds will never be co-mingled with those of any
other person or entity, nor can your funds be withdrawn from
this account without your written authorization.
3. You
will have the ability to check your balance in your exchange
account at all times, 7 days a week, 24 hours each day.
4. For
your protection, Beacon Exchange Company participates in the
fidelity bond insurance program of the Federation
of Exchange Accommodators.
